FAQs about the mortgage transfer

Will my loan number change?

No. Your loan number, terms and conditions will all remain the same. If you’re already a member, there will be no action required on your end.

What happens if I have ACH set up for my loan payment with Define Mortgage?

Your ACH will automatically switch to Desert Financial as the payee. If you want to cancel your existing ACH setup, please call us at (602) 433-7097.

Will I still have access to my statements?

Yes! If you are already a member and enrolled in eStatements, you will continue to access your statements through Online Banking with no changes.

If you aren’t a member and you borrowed with Define Mortgage Solutions, you can access past statements the same way you currently do. You’ll also be notified before the existing website is shut down.

Once that website moves over, you’ll still have access to past statements, and you can get them by calling Mortgage Servicing at (602) 433-7097 or (800) 456-9171. Once you become a member, you’ll be able to access future statements in Online Banking or on our mobile app.

How do I make my payment?

We expect it to only become easier to make your payment on time! You can make those payments at your local branch, in Online Banking, with Bill Pay or ACH or by mail. If you pay by mail, please send your check to the following address:

Will you send me additional information?

Yes! Before your loan is transferred, we will send you a letter with important details, including any changes, payment instructions and contact information. You can also contact Mortgage Servicing at (602) 433-7097 or (800) 456-9171 for further assistance.

Will my insurance company be notified of the change?

Yes. Your insurance company will be informed of the change, and the new Mortgagee Clause will be updated.

Will the transfer affect my credit score?

No. The transfer will not impact your credit score. The loan will begin reporting under Desert Financial starting in February 2025, with your previous payment history intact.

Why do I need to open an account with Desert Financial when I did not need one with Define?

While Define Mortgage Solutions was previously a subsidiary of ours, you didn’t need an account to get a mortgage or make payments. Now, you will need an account so we can service your mortgage and give you any help you might need.

That includes opening a savings account and maintaining a minimum balance of $25. Don’t worry, though! That $25 is funded by us, so you won’t need it to get started.

Will my payment due date change?

No. Your payment due date will remain the same. Please continue making payments according to your current schedule.

How can I view my loan balance or make payments online?

Once your loan is transferred, you can view your loan balance and make payments through Online Banking. If you're not yet enrolled in Online Banking, you can sign up right here on our website or by contacting Mortgage Servicing at (602) 433-7097 or (800) 456-9171.

Will my loan terms (interest rate, maturity date, etc.) change?

No. Your loan terms, including your interest rate, payment amount and maturity date, will remain the same after the transfer.

What should I do if my payment was made to Define Mortgage just before the transfer?

If you recently made a payment to Define Mortgage, it will be applied to your loan as usual. In fact, the exact same team will continue to service your loan on the same platform. The only difference is that they’ll be operating under our own name at Desert Financial.

We’re excited because we think it will give members and borrowers more clarity and consistency, all while making it easier to make payments. Can I make extra payments or pay off my loan early?

Yes! If you’re ready and able, you can make extra payments or pay off your loan early without penalties. For more details, please contact Mortgage Servicing at (602) 433-7097 or (800) 456-9171.

How will escrow (taxes and insurance) payments be handled during the transfer?

Your escrow account, if applicable, will be transferred seamlessly, and payments for property taxes and insurance will continue to be made as scheduled. If you have any questions regarding your escrow, please contact Mortgage Servicing at (602) 433-7097 or (800) 456-9171.
